A former Wawa in Levittown is on the market, as long as any prospective new owners aren’t interested in opening a 7-Eleven or an Exxon Mobil station at the busy intersection.
The Bristol Township food market at 6016 Bristol Emilie Road is one of six Wawa buildings and one empty lot in Pennsylvania and New Jersey to appear in an offering memorandum last month, according to the Philadelphia Inquirer.
The single Bucks County location is the second cheapest in the portfolio prepared by Philadelphia-based MSC Retail, Inc., at just $500,000. The land plot, a former Montgomery County Wawa, has a $300,000 asking price.
Wawa replaced the former store off New Falls Road for a location with gas pumps less than a mile away on Bristol-Emilie Road a few years ago, part of a larger plan by the company to move away from its so-called “legacy” stores in favor of fueling stations.
The store has sat vacant since the new Wawa opened.
The properties, which can be sold individually or as a package deal, all include a deed restriction that they can’t be used for businesses similar to a Wawa.
Along with convenience stores and gas stations, the list of restricted uses includes any “coffee store, doughnut store, sandwich store, smoothie store, quick service restaurant or drug store.”
Bucks County property records list the current owner of the Bristol Township location as Millville Manufacturing Co.
